Doing several "free" BPO's to help those trying to refinance!

Just wondering if other Realtors here are getting lots of requests to do free BPO's for homeowners looking to refinance out of a "bad" loan?

The latest request I got is for a lady who bought her home over 2 years and even borrowed more money to remodel it. The proplem she has run into is the "now" high interest rate associated with her mortgage.

I did not sell this lady this house or encourage her to get this b-paper loan. However, I am seeing many many in this same situation and I see it as one of our jobs as Professional Realtors to do our part in helping these people get refinanced.

I assume that the "new" mortgage company has asked my friend to get a market analysis from a Realtor to see if this property can even be refinanced with a FHA loan. I am starting to work right now on this market analysis/broker price opinion and hopefully this lady can get this property refinanced!

History of Lakewood

Lakewood was developed by Jere Kirk back in the mid 1980's. Jere built 5 lakes on the acreage with some of them connected to each other. Back before this area was developed, the northern part of the city was ocasionally bothered by flash flood problems but much of this has ceased as these lakes take up the runoff water upstream.

One of the real achievements by Mr. Kirk was convincing the state to relocate an historic bridge that used to span the Obion river. I can remember as a child riding with my dad across this bridge in our car. When it was built in 1917 by the Vincennes Bridge Company spanning the Obion River on CR S8025 west of Lenox, the Lenox Bridge reflected the growing importance of over the road commerce and paid respect to the region's dominant method of transportation during this era-steamboats. After serving the area for over 60 years, the bridge was closed and the Army Corps of engineers needed to move the concrete support column. While doing so, Corps archaeologists discovered that the Lenox Bridge was the only surviving "swing span, pony Pratt through truss bridge" in the country thus giving it significant historic importance.

Located since 1987 at the entrance of the Lakewood subdivision in Dyer County, people from all over the world have visited to see the impressive structure that stands as a symbol of respect for the spirit and ingenuity of those who helped develop West Tennessee into a productive farming region. Kirk's interest in obtaining the bridge stemmed from his grandfather, A.A. Kirk, who helped build the span by hauling steel from railroad yards to the construction site in 1917.

Another factor contributing to Kirk's selection was the cost of relocating the structure. The site offered by Kirk, Lake Residential Development, is located three miles north of Dyersburg and is less than 10 miles from the bridge's original location. In September 1987, a relocation and restoration contract was awarded to the Dement Bridge Company of Jackson. Soon after its successful move in November, sand blasters, ironworkers, and reassembly crews started work on the bridge at the Lakewood site. Sparkling with fresh paint in a landscaped park surrounded by new homes and plush forests, Lenox Bridge now spans a boat canal between two scenic lakes. The site of the bridge has become the first public park within Dyer County. Lenox Bridge was reopened for pedestrian traffic on June 27, 1988, with a ribbon-cutting and dedication ceremony featuring a high school chorus, U.S. Air Force Color Guard, and guest speaker, Representative Ed Jones, D-Tennessee, and Army Colonel O'Brene Richardson, Memphis District Engineer. Following the dedication ceremony, Kirk threw a barbeque and boat ride party for the more than 500 people attending. Today, Lenox Bridge represents an important link to the region's transportation past and stands as a symbol of respect for the spirit and ingenuity of those who helped develop West Tennessee into a productive farming region.

Today, Lakewood is the home to many homeowners with prices for homes averaging from $200,000 and up. Many workers across the river in Missouri and Arkansas chose to live in Lakewood because of the short drive to I155. Also, I am relocating a lot of Florida residents to Lakewood because they want waterfront without the hurricanes and because the prices here are just so much cheaper than other parts of the country including Florida.

Last night my wife and I along with two friends went to Memphis to hear Joel Osteen. Not only did we hear Joel, but we also heard Victoria(his wife) and also got a short message from his mother.

In my opinion, Joel is more of a motivational speaker than Gospel preacher. One message that he repeated over and over again was the message of thanksgiving. He kept saying to approach God with a thankful heart.

Joel did not use this scripture but I am reminded of Psalm 95:2, Let us come before his presence with thanksgiving!

We should continue to have a thank-ful heart at all times for the blessings he has and continues to shower down on us all!

Global warming-not according to God!

I was teaching a class last night at church and everyone was in the "sharing" mood so we shared. One of the guys told us about a discussion he was a part of where one guy was trying to prove global warming.

There was an 8 year old little girl present who said, "I am not afraid of global warming because it is impossible".

The group was intrigued by this little girl so they asked her why not?

Here is her response: Genesis 8:22 was "spoken" by God right after Noah and his family and all the animals got on the ark. God said, "While the earth remaineth, seedtime and harvest, and cold and heat, and summer and winter, and day and night shall not cease!

It is really raining right now. About 8-9 days ago we got a nice rain which I am sure saved our farmers. Since then all we have had is 90-100 degrees and no rain.

It is raining so hard outside that I almost cannot see the street. Can you imagine what this will do for my garden? I was out in the garden with a watering bucket last night.

I have been talking to local farmers and they told me if it does not rain in the next 3-4 days, the late beans will be lost.

I have only posted this to one group, Walking by faith in the rain and for me that is literal right now.

Lots on new oil coming on line!

I just read an excellent post by Karl Christen about oil prices soon to be retreating.

This inspired me to share with my readers about a friend of mine in the oil industry business. My secretary's husband runs a company here in Dyersburg,Tn that produces oil well drilling mud. James says his business is absolutely wide open and he cannot keep up.

His two biggest users of this drilling mud are #1 drillers in Arkansas and #2 drillers in Canada. The Arkansas drillers were not getting enough of the drilling mud from James so they are now sending their own trucks to pick it up here in Dyersburg. The Canadians have slowed their drilling until the ground gets hard enough to drive on again;lower temperatures(Dec-Jan-Feb).

That tells me that supply will soon be increasing and prices should soon be retreating. Also, James told me that there are a lot of wells that have already discovered oil but were capped waiting for the prices to go up. Now, all of those are probable uncapped and also producing oil.

Fireworks and America the Beautiful!

As I mentioned in my last post about our mini vacation over the 4th holiday, here is a portion of the fireworks display we watched near Grand Rivers, Kentucky.

I only thought it appropriate to put it to music and isn't it awsome how the music and song seems to fit the video. I shot this video with my flip video(without a tripod).

The music in the background is the Crabb family singing America the Beautiful(they were not there).

This post is mainly for my brothers and sisters here in the rain but the patriots here should enjoy it as well!

Stay to the very end as the ending is pretty awsome!

I love to put in a garden every year and I put in a garden this year. My daughters 11 and 14 years old help me to plant and pick the vegetables and we try to time the arrival of most of the vegetables in late August just in time for our county fair. I just wanted to share this video with all my Activerain friends! In times past I have planted peas for the deer but did not this year. I surprised a deer out of the garden yesterday. I do put out a mineral block for the deer.

Flip Video unit tripod "fix"

Back in the middle of June, I wrote a post asking for help getting a tripod for my flip video unit. I got several responses and lots of good advice.

Well, I finally "built" me a simple adaptor for my new Targus tripod and flip video unit.

When I purchased the flip, I had no idea it was a "point and shoot model" not made for a tripod. well, we have that problem licked by spending about $5 and a little time in my brothers metal shop.

Flip video unit needs a tripod!

Hello everyone. I have a small simple request. Does anyone know where I can buy a tripod for my flip video unit?

Before you answer let me say that this unit is only 2 months old and I purchased it at Best Buy. I talked to Brad Andersohn today about a tripod and he sent me this link, however in my case these tripods will not work.

There is "no" screw hole at the bottom of the flip video unit. I called the Flip Video Store and they told me that I had purchased a point and shoot version which was not set up for a tripod. I actually thought all "Flips" were set up to use a tripod!

I am using my flip video unit for my listings but see the need for a tripod in case I want to shoot someone talking straight into the video unit(including me).

Please let me know and my readers know if you know of a tripod fix for my "flip video unit"!

Mike's family fourth of July minivacation!

Just wanted to shared with my friends here at Activerain and those looking at localism for the Grand Rivers/Livingston County Kentucky area(land between the lakes) these short video clips of whats available to you in this area.

My family and I travelled less than 2 hours and joined friends at the land between the lakes area of Kentucky.

This first short video clip is of the swimming area located at the Hillman Ferry campground near Grand Rivers,Ky.

The second clip was actually shot by my daughter Erin at the Eddie Creek Marina.

The third clip was shot by me also at the Eddie Creek Marina.

The fourth clip was shot at the Happy Trails horseback riding stables near Eddyville,Ky.

The last clip was shot in Grand Rivers at an apparently very popular ice cream stand!

I have a much longer video I shot of the fireworks at the Eddie Creek Marina but I am editing it with some great patriotic song clips.

Just wanted to wish all my activerain friends here a safe and happy fourth of July.

I believe my wife, 2 daughters and myself will take a day trip to a state park and spend the time swimming and relaxing and fellowshiping with friends.

Any other time and we would head down to Destin,Florida for a few days but the cost of gas has curtailed us on a trip like that.

Real Estate Market Conditions for Dyersburg,Tn for month ended July 1, 2008

The results for the real estate market in Dyersburg and Dyer County is mixed according to the latest numbers provided by the Dyersburg MLS.

For the period from Jan1 to July 1 of this year, there were 284 listings with 155 of these sold(54.58%). For the same period last year there were 438 listings with 188 of these sold(42.92%). This reflects an increase of percentage sold of about 11.5%.

Last year the sale price/list price ratio was 95.42% verses this year of 94.61%. I believe this in part reflects perhaps more foreclosures in the numbers this year. Last year the average days on market was 114 and this year it is 144 which reflects a longer time for homes to sell.

Last year the average sales price for solds was $118,983 and this year is $107,146. This also is a reflection of the foreclosures in our market.

These numbers do not include anything but single family homes in Dyersburg and Dyer county. The commercial market including multifamily has been doing very well compared to last year.

The surrounding counties also in our MLS are not doing as well as Dyersburg and Dyer County but are not reflected in the numbers up above.

Interview with Christians from Ukraine

One of my brothers at church, Roy Markham, goes to the Ukraine every year on a mission trip. These two fellows were at church yesterday to visit with Bro. Markham. They are both from the church where Bro. Roy goes each year.

The tall guy is the preacher at the Ukraine church and the other guy is the song leader. They are in the states for some medical treatment.

I am not sure how to get adequate volume with the flip video unit I am using(when doing interviews). When I was doing this interview, I could not help to think about my Activerain friend, Jon Zolsky down in Daytona Beach,Florida.

I have asked Brad Andersohn to tell us how to get better sound during interview with flip video.
