Has anyone been having trouble with internet exployer 7? Ever since I allowed my computer to automatically down load it, I have been having trouble. That combined with an antivirus program has just about  driven me crazy!

My company just started using a computer geek(who is super smart) to take care of our network and computers. After looking at my computer the first thing he said was that Internet Exployer needs to go. He has had nothing but trouble also. That made me start feeling better! He also said that the antivirus program I was using was not really good at all.

Kevin then removed both programs and loaded in Firefox for the browser and AVG for the antivirus.  I told Brad Andersohn earlier in the week about all the trouble I have been having and he said it was definitely computer problems.  Brad has been helping me learn to use the Activerain Video technology. Learning this does not need to include problems with your browser and your antivirus program.

Today, I am a happy camper! My computer is singing once again!

Last year and the year before, many many people chose to relocate to Dyersburg from Florida. We also got our share of people who relocated from California. Those have now slowed to a trickle. Before, they were selling their overvalued properties and buying value priced properties in Tennessee. This appeared to be the norm across the state. Now with the real estate market collapse, they are unable to sell their properties and reinvest in Tennessee.

The new trend I am seeing is people moving here from Nigeria. I am running into a lot of new faces and many have that distinct British accent. I have some new friends who I just sold a home to who are originally from Nigeria. He is a doctor in Hayti.

I have met many others from Nigeria with most of them being in the medical field. Perhaps there is a shortage of medical professionals here in the states and our government is bringing in these people to help out with the shortage.      

After a lot of trial and error(mostly error) I believe I have finally put together a decent video. I actually shot several videos and took several pictures and merged them all together using the Mixpo Activerain video technology. I would like to personally thank Brad Andersohn for helping me overcome all the obstacles which are part of the learning curve for Mixpo Activerain video. I will return with a later post and discuss some of those hurdles that I think I have now mastered!

Just noticed that 160 of our members are logged on right now. I would like to personally wish you a safe and happy Memorial Day weekend. It appears to me that you also chose to stay home because of the gas prices.

I like it at home and enjoy not being out on the road!

Last Friday I signed up for a month of Mixpo video so see if it is for me!

I spent quite a bit of time today exploring the Mixpo site to see what is available! One of the areas that really caught my eye was the gallery of pictures and videos that are available for use by Mixpo members.

As you can see here, the shark swimming caught my eye so I grabbed that short video and used it for this post and included some of my own pictures with it. 

I have been using Vimeo for several videos that I have shot but now can see the real advantages of using mixpo such as:

1. you can merge in your own pictures

2. you can borrow pictures or videos from the Mixpo Gallery

3. You can do voice overlays

4. You can have music in the background

5. this list could go on and on and on

Just wondering if other Realtors here are getting lots of requests to do free BPO's for homeowners looking to refinance out of a "bad" loan?

The latest request I got is for a lady who bought her home over 2 years and even borrowed more money to remodel it. The proplem she has run into is the "now" high interest rate associated with her mortgage.

I did not sell this lady this house or encourage her to get this b-paper loan. However, I am seeing many many in this same situation and I see it as one of our jobs as Professional Realtors to do our part in helping these people get refinanced. 

I assume that the "new" mortgage company has asked my friend to get a market analysis from a Realtor to see if this property can even be refinanced with a FHA loan. I am starting to work right now on this market analysis/broker price opinion and hopefully this lady can get this property refinanced! 

A few days ago the Site Selection Magazine disclosed the top ten economic groups across the United States. Although Dyersburg,Tn did not make the top ten list, we did however make the honorable mention list right behind the top ten. Dyersburg came in right behind Dallas Ft. Worth and ahead of Houston. That is quite an accomplishment for a small micropolitan area like Dyersburg,Tn.

The Dyersburg/Dyer County Chamber of Commerce was recognized back in 2005 by the Site Selection Magazine as being one of the top micropolitan areas of the country. The local chamber was actually tied for twentieth place across the country.

Earlier this year, I wrote an article detailing how Dyersburg was picked as one of the best small towns to retire to.

As you can see Dyersburg,Tennessee is on the move forward. I am very bullish on Dyersburg and Dyer County and love selling real estate in this area. Here is the chamber website for other useful information.

For the last several weeks, real estate sales(in Dyersburg area) have been going up in numbers of pending and closings.

The sales numbers for Carousel Realty agents is up substantially from this time last year.  Last year our total sales numbers were $7,165,209 and currently our numbers stand at $4,020,890. If my projections hold, Carousel should sell about $9,000,000 this year.

What is driving this numbers? Just over half the sales currently are either REO owned property or bank foreclosures. Also, rental property is starting to sell. Usually rental property is the last to recover after a slowdown.

I have also noticed a high number of foreclosures and rental properties being sold to real estate agents. Many of these real estate agents are remodeling these "houses" and putting them back on the market. There are also "other" investors(non Realtors) also buying and "flipping".

We are still seeing owner owned homes selling but at a slower pace than this time last year. Also, the prices have depreciated 10-20% in the lower priced market(up to $80,000). For homes priced over $80,000 but less than $150,000 the values have not dropped nearly as much.

What is holding its value? The homes priced $180,000 and up in selected neighborhoods. 

One free service that I always offer "my" clients moving into the Dyersburg Tn area is a market analysis for the area they want to live in. I pull the numbers from the MLS and courthouse records and put them in a easy to understand format.

A couple of months ago, I told Nicholas Goglucci  that I was teaching a class on God's grace.He asked me to blog about what we are learning so here is just a short blog about the class as we are finishing up our study on Grace!

Last night we reviewed just briefly our lesson from last week which was Romans 1:21-32.

21 because, although they knew God, they did not glorify Him as God, nor were they thankful, but became futile in their thoughts, and their foolish hearts were darkened. 22 Professing to be wise, they became fools.

In the context these scriptures were aimed at the gentiles who had "departed" from God and God gave them up!

 Nick, that is what I am afraid of, God will give up our nation for departing from him!

You know  we think there are "big" sins and "little" sins with verses 29-31 covering what we consider little sins but look at verse 32  who, knowing the righteous judgement of God, that those who practice such things are deserving of death, not only do the same but also approve of those who practice them.

For all have sinned and fallen short of the glory of God.

We all need God's grace!

We then discussed how we as Christians should act and show God's grace to others!

 Col 4:6 Let your speech always be with Grace, seasoned with salt, that you may know how you ought to answer each one.
