Fed Cuts again!

Just found out that the Federal Reserve cut the Fed Funds rate again today. They cut 50 basis points or as you and I know it 1/2 point. This should translate into lower rates for short terms loans from the banks for items like automobiles, construction loans and even credit card rates.

For this to happen though, the big banks in New York will lower their prime rate (should in next 2-3 days) and then the smaller banks in our home towns usually follow suite.

Real Estate Market conditions for Dyersburg for month ended January 2008

Dyersburg TN,38024

The real estate market in Dyersburg is improving according to the latest numbers provided by the Dyersburg MLS. These numbers reflect the data for the city of Dyersburg only.

In January of this year (08) there were 11 new sales verses new listings of 21 for a percentage sold of 52.38%.For the same period last year there were 15 new sales with new listings of 36 for a percentage sold of 41.67%. That reflects an improvement in sales with a decline in new listings(signs of improving market)

Other improvements noted in our MLS data is(days on market). In January 2007 the DOM was 136 and for the same period in 2008 was 134.

Still another improvement is the sales price/list price ratio. For  January 2007 that ratio was 95.66% and in same period 2008 it is 96.17%.

 

Here are some other numbers for this time period of January 2008.

Average list price sold-$103,618

Average sale price sold-$99,651

 

Today, there are 181 active single family listings in Dyersburg with an average list price of $103,947.

Will the Fed cut January 29/30 FOMC meeting?

I was talking to my banker about refinancing one of my rental houses last Thursday and I asked him for the new rate and he said he hasn't dropped the banks rate yet. I asked him why and he said his analysts are saying the Federal Reserve will cut again this week.

After seeing the dramatic cut a few days ago, I think my banker will be correct. In my opinion, we can expect a 1/4 point cut this week. What do you think the Fed will do or should do?

This should help the housing market a lot more than the stimulus proposed by the president and congress! 

What do you think? Should the Fed cut?

The "light" just came on- Post for dollars!

Today I finally realized that posting more than 10 times in a week is ok even it we do not get the 200 points for the posts past (10). I also realized that there is something even more important than the points!

I have been studying all the posts over the last few weeks concerning localism and finally it has turned the light on in my brain. I agree that to help me understand this I have been visiting the blogs of some of these heavy hitting Realtors. They are not blogging on localism for points but for dollars.

They(and now me) have been writing their Activerain posts aimed at the potential buyers in their real estate markets and are posting titles such as market conditions reports, neighborhood reports and their city followed by real estate info.

Tags are also very important for not only the consumer but also for the search engines. Many of their posts and now mine will have the same tags. To see what I am talking about, look over on the right under my picture and look down at the tags(tag clouds). See how some of the tags have numbers behind them? One tag is Dyersburg Tn real estate info. I used that tag a few times to kind of put these blog posts in a group that Google will pick up in. 

Now, not only am I posting market conditions reports but also neighborhood reports and listings on localism. The search engines love Activerain(almost as much as I do) and the more you get picked up on the search engines for your localism posts the better. I did a post earlier today and Google had it picked up within 2 hours.

I have several outside blogs that do well with the search engines but it appears that Google is really partial to Activerain localism posts.

Click on my blog and see the last 2 or 3 posts I made to localism. That is what is going to make me the

Keep your spiritual eyes open!

I guess there has just been a lot on my heart that has to get out today!

I hear alot of people at church and at other places that make this statement," I guess I am just lucky that this happened". You would at least think that a Christian would not think like this! They may even say, "O that was just a coincidence".

I challenge all of you Christians out there reading this to not believe in coincidence but start believing in

Start looking around and see what opportunities are around you that God put there!

One more thing I want to share here: Everytime I pray to the Lord to send me 3 people the next day to talk to about the Lord, he does it. Everytime! I guess that is one prayer he always answers yes.......

Here are 2 great Dyersburg neighborhoods!

With the Dyersburg Tennessee real estate market still doing well, I wanted to take the time to mention two top neighborhoods that are relatively new subdivisions here. The first one Camelot Subdivision was developed and new construction started in early 1998. Three streets comprise Camelot. They are Sandra Drive, Sir Lionel and Sir James. The prices for new homes in this subdivision began in the high 80's and low 90's. Now those same homes are bringing in the 120's and 130's and some new homes as high as $160,000. This is a subdivision that I consistantly sell homes in because of the great location and always high demand(good resale potential). The last house I sold in this area was 2 and 1/2 months ago for a price of $156,000 and has 1835 sq feet heated and cooled area. This guy works across the river in Blytheville.This home last sold for $127,600 in September 2001(it was a new house). This is a hot area with big demand.  

 This is a current listing located at 1020 Sir James.

 These two pictures are of 910 Sandra Drive(two car garage) priced at $135,000. I sold this back in 2003 for $119,900. The next picture is of 825 Sir Lionel and it is priced at $109,900. Both are currently available!

 Early in 2000, another new subdivision was developed right next to Camelot Subdivision. That subdivision is called Castleton Estates. Those homes started out in the high 90's-low 100's but now are selling in the $110,000-$145,000 range. A close friend of mine just relocated to Oklahoma from this subdivision. He lived at 824 Wesley Drive. My friend paid about $105,000 for this house new in January or February 2002. Mark did finish out the attic to add to his heated area but we sold this house on 9/13/2007 for $145,000. Currently there are no active listings in this subdivision.

Everytime I have clients looking in the price range of $110,000-$160,000 and they want city convenience and a newer area, I always take them to Camelot or Castleton(if there is anything available). Many workers from across the Mississippi river live in this area. I also take new members of my church to this area since it is such a great area.

This train picking up steam and not slowing down anytime soon!

trainAlthough math is not my strong suit, I want to make a few observations of where this Activerain train  came from and where it is going.

On Oct. 15, 2007 I got on board when there was less than 60,000 members. Now 90 days later it appears this train is picking up steam and has added over 6,319 members to a total of about 66,350 (as of 10:30 central time January 18, 2008). Since January 1st we have added 2775 new members which is an average of 163 people joining per day or about 7 people per hour.

Here is my prediction: The Activerain train will have on board over 70,000 members by February 9th and by April 1st over 80,000 members.

Just where this train is headed is anyone's guess but I do know one thing for sure!

I sure am glad I got on board!!!!! 

Just updated: I predict we will hit that 70,000 mark today! February 6th, 2007

Are you lost as a goose?

blue gooseGetting started on Activerain was quite an adventure. For the first 6-8 weeks the learning curve will be pretty steep but well worth it. As you begin this journey, there is  lots of useful information available to you.

First of all, you should read Activerain's Getting Started feature. Then, just jump right in and start reading and learning.

For all you other "newbies" ask questions when you don't understand. I have posted some comments loaded with questions for the authors of the posts. And I believe everyone of the writers have been considerate and took the time to answer my questions and concerns.

If you were like me when you first arrived here; I was lost as a goose. I read many posts at first then started commenting mostly with questions. Now I am starting to give intelligent(I hope) comments. I am also starting to do my own posts with an emphasis on helping the other "newbies" adjust and learn in this environment.

If you are new here, which groups should you join? The first group I joined was Active Rain Newbies then Realtors. Activerain Block Party group came soon after and I have to say this is my favorite group. As I read posts in these groups I found writers that really impressed me and I visited their profiles and looked at the groups they were in.

Another benefit you will start receiving is developing friendships and business relationships. I have started a database of Realtors from across the country(for my referrals) that are just "sharp as a tack here in  the rain" and I am sure that is a reflection of the kind of Realtor they will be with my referrals.

When I joined about 3 months ago there was less than 60,000 members here but that number is soon to break 70,000 members.

I am a Realtor in the west Tennessee area and have blogging(outside blogs) for over 3 years. Not to be bragging but I am the trend setter for Realtors in my area. I have been looking for the next break-out trend and I believe you and I (and those who follow us) have found it right here in Activerain.

Thank-you to whoever developed Activerain. I truly believe your concept here will change our real estate industry for years to come. I'm excited to be along for the ride!
